Mistake # 1. Overpricing:

You obviously want to get the highest possible price for your home, but you won't be doing yourself any favors if you price your home higher than your competition. Buyers will instantly dismiss your property if they believe it's overpriced.

Instead, pricing your home lower than similar homes in your area will spark lots of interest in your home and could lead to multiple offers.

 

Mistake # 2. Not Prepping Your Home For Sale:

With the large inventory of homes on the market, today's homebuyer can afford to be choosy. That means you have a lot of competition and limited attention, so a clean, uncluttered and updated home is a must. You can do this by repairing things that are broken, giving the walls a fresh coat of paint, or invest in large upgrades. After you have done this, you should make sure your house is spotless. Dirty homes get lowball offers or none at all.

 

Mistake # 3. Sabotaging The Showing:

When touring a house for sale, buyers need to be able to focus, evaluate and determine if the home is right for them. The last thing they need is an overeager seller following them around and pointing out new kitchen appliances and recently renovated bathrooms. So give buyers some space! During an open house or home tour, take a drive or a walk around the neighborhood, or confine yourself to one room if you absolutely have to stay home.

Pirate Fest this weekend in Greenville

This is the 26th annual Great Pirate Purple/Gold Pigskin pig-out Party in Greenville, NC from April 17-18, 2009.  The family-oriented festival is getting bigger and better than ever!  The event is kicked off early in the week with Pirate baseball on tuesday and wednesday evenings, and pirate softball on wednesday. The pig-out has joined with many other pirate activities this year to make the PirateFest.


This year will again feature the pig cookin' contest, a number of live bands and local entertainment, fireworks, BBQ plates, kids' games, the purple/gold spring football game and much more!


Proceeds from the Pigskin pig-out will benefit student athletics through the ECU Educational Foundation,better known as the Pirate Club!

Thats kinda what is happening now with this tax credit. Buy a house and close before Dec 1st 2009, and you will get up tp $8,000.00 in tax credit. 

Are you content to go another year with little or no tax write-offs? 

In addition to the tax credit, home ownership comes with many tax write-offs, mortgage interest is tax deductible making it the largest write off many americans have. 

Would you like to build equity in your financial future?

Your home can be one of your biggest resources during your retirement years.  Your home should increase in value over the course of years (amount varies based on individual markets), and as you make your mortgage payments the amount you owe on your home is reduced.
